Work has begun on 24 plots on the Nar Ouse Regeneration Area (NORA 4) development in King’s Lynn using a new method of construction called i-House.
Cllr Richard Blunt, Cabinet member for Development and Regeneration, explains: “The 24 properties to be built in South Lynn are part of the Accelerated Construction Programme and use new modern methods of construction.
“Although there will be no difference when the keys are handed over to new homeowners these properties are built in larger blocks off-site meaning fewer deliveries to site, less waste, and higher tolerances making later trades more efficient.
“This is a quicker, more environmentally-friendly way to build properties and helps us meet housing demand. The first few homes should be available towards the end of this year.”
King’s Lynn & West Norfolk Borough Council is working with leading five-star housing developer Lovell on the NORA 4 project.
Simon Medler, regional managing director of Lovell in East Anglia, said: “We are excited to start work on this next phase and bring our eco-friendly i-House homes to the area.
“The i-House method enables us to create homes that are thermally efficient and more environmentally friendly, with reduced waste and dust at the site due to the main construction elements of each house built prior to being delivered on-site. They are also quick to construct, with a watertight property house shell in under a week, but with the same excellent build quality and care that
Lovell is known for. This project is bringing much-needed quality houses to King’s Lynn.”
Lovell has a strong record of working with local authorities and other partner organisations and will provide full development services to NORA 4, including managing the planning and design of the new homes, building them and supplying sales and aftercare services.
Cllr Stuart Dark MBE, Leader of the borough council, said: “We’ve made a significant investment to clean-up and improve this brownfield site. This investment has made it possible to build homes in a local and accessible location that would never have been developed commercially because of those up-front decontamination costs. This development of 105 much-needed new two- and three-bedroom homes in South Lynn, using this new building process is much more environmentally friendly than traditional build and is in line with our commitment to build back better and greener in west Norfolk. The homes are also thermally efficient which will keep running costs down and reduce further impact on the environment.”
The i-House properties being built will include 2 affordable-rent properties, 3 shared-ownership, 9 will be available on the open market and 10 will be for private rent.
